The prices of apartments in Sarajevo and Banja Luka have reached the same level as in Croatia

Did you know that the price per square meter of an apartment in some European Union cities, such as cities in Croatia, can be lower than in Banja Luka and Sarajevo?

Recently, data was published showing that Karlovac, Bjelovar, Osijek and Slavonski Brod are included in the group of cities with lower average prices per square meter.

In Karlovac, the average price per square meter reached 1,719 euros or about 3,352 KM, while in Bjelovar a monthly drop of 3.3 percent was recorded with an average price of 1,826 euros or about 3,560 KM. Slavonski Brod recorded a drop of 0.5 percent with an average price per square meter of 1,978 euros, or about 3,857 KM, while Osijek was cheaper by 30 euros per square meter.

Cities on the Adriatic, such as Poreč and Opatija, still have high apartment prices, but a small drop is also noticeable. In Poreč, the average price per square meter was 3,671 euros or 7,158 marks, while in Makarska, a price drop of 0.4 percent was recorded with an average price of 3,515 euros (6,854 KM) per square meter.

According to Poslovni dnevnik, Opatija remains highly positioned with an average price of 5,140 euros (10,023 KM), with a minimal drop of 0.2 percent.

For example, in Sarajevo, it is quite "normal" that the price of a square meter apartment costs from 7,000 KM upwards, and some reach 9,000 marks.

The situation is no better in Banja Luka either. It is enough to look at the ads and see the prices of square meters in already built apartments. It is difficult to find an apartment that costs less than 3,200 KM without additional investments, writes Srpskainfo.

In the Borik settlement of Banja Luka, an apartment of 59 square meters is for sale for 185,000 KM. It doesn't seem like much compared to other offers, but the current owner will tell you that the "carpentry" is not much, and that the kitchen units and parquet in the bedroom should be replaced.

The price of a new building in the center of Banja Luka costs up to 5,300 KM, depending on the location, size of the building, equipment, and investor. There are announcements that a square meter in the building being built in the center will cost 6,500 marks per square meter. In Paprikovac, Mjesen, Lazarevo, apartments can be found for 3,200 to 3,300 KM, while those closer to the center are at least 4,000 KM.

In the center of Bijeljina, an apartment of about 70 square meters is sold for 170,000 KM, which is about 2,400 KM per square meter. In Doboj, an apartment of about fifty square meters is for sale for 130,000 KM, which means that a square meter is about 2,600 marks.

In Teslić, you can buy an apartment of 62 square meters for 120,000 KM, which means that a square meter is cheaper than 2,000 marks. In Živinice, an apartment in a new building is sold for 2,300 marks per square meter, while in Tuzla, an apartment of 33 square meters can be bought for 129,000 KM.

In Mostar, an apartment of about 60 square meters costs 225,000 marks, which is about 3,750 KM per square meter. An 82-square-meter apartment, which is completely in need of renovation, is being sold for 160,000 marks, or less than 2,000 KM per square meter. How much will come out when the floors, walls, installations and carpentry are done in it, we better not know.
